Performance Certificate (EPC)
An EPC is a rating scheme that shows the energy efficiency of a building.
Who Needs an EPC?
You will need an EPC in place before you sell, lease or build domestic or commercial properties. A penalty may incur if an EPC is not available. The penalty ranges from £500 to £5,000 based on your property selling value or is fixed at £750 if the property selling value is unknown. You can find whether you need an EPC or when to renew your EPC on the government website.
What Is an EPC?
An EPC is a mandatory government scheme for commercial buildings and residential properties that are sold, rented, or first constructed. It contains an energy performance certificate and a recommendation report. EPC will provide information regarding a property's energy usage, the potential cost-saving opportunities, and the environmental impact by giving a CO₂ rating.
A building is rated with a traffic light system rated "A" to "G". A potential rating is also included, showcasing what rating the property could receive if it follows the recommendations that are provided on the certificate.
Requirements
A minimum rating is required when selling or leasing a property and must have a rating of “E” or higher. Otherwise, it cannot be leased or sold legally. Once an EPC is issued, it is valid for up to 10 years.
